When a floor fails, the cause is almost always underneath it, a slow plumbing leak, a settled joist, missing insulation against a slab, or groundwater finding its way into a Central Ohio basement after a heavy spring rain. Most squeaks can be fixed from below if there's basement or crawl-space access, by re-securing the subfloor to the joists. Squeaks in the middle of a sealed floor sometimes require lifting and re-screwing the affected planks.
Yes, claw scratches and urine-stained boards are a weekly job for us. Stains usually require board replacement; surface scratches are sanded and refinished in place.
